Portfolio that stays true
Properties, units, occupancy and rent roll on one screen. Occupancy is derived from live leases, so the number on your dashboard can never drift from what the lease list says.
Rent reminders, maintenance scheduling and digital lease storage — the parts of the job that quietly take your evenings. Without paying portfolio-scale prices for software designed to manage four hundred doors.

The gap nobody builds for
Own a handful of units and your options are a spreadsheet you no longer fully trust, a shoebox of receipts, and a calendar reminder you keep snoozing — or software priced per door, built for someone managing four hundred of them.
Rentframe sits in that gap. It does the six things a small landlord actually needs doing, does them properly, and then gets out of the way.
What it does
Properties, units, occupancy and rent roll on one screen. Occupancy is derived from live leases, so the number on your dashboard can never drift from what the lease list says.
Draft, active, expiring, renewed, ended. Renewals carry the terms forward and keep the old paperwork intact, so a dispute two years from now still has its paper trail.
Email or SMS, on the schedule you set, before the due date and after it. Capped so a late renter gets chased, not harassed. Nobody has to remember to send anything.
Renters report problems with photos from their own portal at 11pm. You move the job along; they watch it move. One click turns a finished job into an expense.
Log repairs, inspections and insurance as they happen. Get profit per property, per year, on a cash basis — the figures your accountant actually asks for.
Signed leases, IDs, insurance certificates — filed against the thing they belong to, served through permission checks, and chased before they expire.
How it works
Properties, then the units inside them. Even a single-family house gets one unit — that is what a lease attaches to.
Add renters, create the lease, press activate. Rent charges are booked for the whole term the moment you do.
Reminders go out on your schedule. Arrears get chased. Leases flag themselves before they expire.
Collection rate, occupancy, profit per property. The Sunday-afternoon questions, answered without a spreadsheet.
Why landlords switch
Rentframe is new, so these are the situations it was built around rather than customer quotes. Judge it on the demo — every figure in it is real data the product computed.
See the demo portfolioA renter with no hot water and two children in the flat should not be sending you a text you will see at 8am. The portal timestamps it, sets a four-hour target, and puts it at the top of your dashboard.
One month slips. Then it is three months and an awkward conversation. Reminders go out before the due date, and arrears get chased on a fixed cadence — capped, so it never becomes harassment.
A tenancy rolling on without paperwork is a problem you discover at the worst moment. Leases flag themselves sixty days out and the renewal notice writes itself.
Every repair, inspection and insurance premium logged as it happens, so the profit-and-loss report is already written when your accountant asks.
On your phone
Rent chased from a bus stop. A maintenance photo answered before you have taken your coat off. The app signs in to the same installation as the dashboard, so there is nothing to sync and nothing extra to pay for.
Android will ask you to allow installs from your browser the first time. The iOS build ships in the source; run it on your own Apple account.

Questions
Including the ones where the answer is “not yet”.
No. Upload it, point it at a database, add one cron line, and configure the rest through the interface. The documentation walks through it assuming no Laravel knowledge at all.
Not yet. You record payments as they arrive by whatever means you already use — bank transfer, cash, cheque. Online collection is on the roadmap, not in this release.
It is built for portfolios under ten and stays comfortable well past that. The interface assumes a portfolio you can hold in your head; at several hundred units you would want software built for that scale.
No. Rentframe is self-hosted with no telemetry. The only outbound traffic is your own mail and SMS providers.
Yes — one install holds several landlord accounts, each with its own currency, reminder schedule and portfolio, and they cannot see each other. That is what the extended licence covers.
Change three settings and a logo. Colours and type live in two files. Nothing says Rentframe to your renters unless you want it to.
